West Coast Vancouver
Island Oceanfront Acreage |
|
|
|
This 9.91-acre property is located in the heart
of Barkley Sound overlooking Mayne Bay - one of West
Coast Vancouver Island's most popular and picturesque
regions. There are very few privately owned oceanfront
acreages within this region for recreational use.
|
|
|
|
The acreage
was partially logged many years ago and is in a healthy
state of regeneration - larger trees were left along
the shoreline and throughout portions of the property
to maintain some privacy and aesthetic appeal. The property
is relatively level with walk on beach access. There
is a rock jetty with boat launch and moorage facilities
on the Mayne Bay side of Lyall Point for property owners
who are members of the Sechart-Main Property Owners
Association. |
| The Lyall
Point development consists of 16 lots on the Lyall Point
peninsula. Internal roads have been dedicated, roughed
in during logging, however have not been fully constructed.
The source of potable water, if not obtained by a well,
will be obtained by a rainfall catchment system, which
will be constructed at the Buyer's expense. The Regional
District will not issue a building permit until the
Buyer has arranged for its own sewerage disposal system.
Zoning allows for one single family dwelling to be occupied
as a seasonal dwelling, to be constructed at least 30
metres from, and at an elevation of not less than 4
metres above, the natural boundary of the sea. |
|
|
|
Access to the development is by boat or float plane,
however it is conveniently located just 2 miles from
Toquart Bay, and there is reasonably quick boat access
to Ucluelet, and Bamfield.
Facilities for mooring boats are not available unless
the Buyer becomes a member of the Sechart-Main Property
Owners Association, which is an incorporated society
that owns the aquatic lease over the Crown foreshore
adjacent to the lots. This property association was
formed to provide guidelines regarding the development
and improvement in this development and foreshore
areas that will preserve the special features and
environmental attributes of the Sechart-Main lands.
|
The purpose of the Sechart-Main Property Owners Association
is to promote the interests of all the owners of lots
1 - 16 in the development and to provide services, facilities,
and access, including waterfront and foreshore access.
The Seller encourages participation and part ownership
is included in this offering. |
| Lyall Point
