This 1.61 hectares (3.98 acres) oceanfront property and resort enjoys extensive shoreline and is nestled in a protected bay about 15 minutes by boat from the community of Port Hardy, on northern Vancouver Island and is only minutes away from some of British Columbia's prime fishing areas.


Duval Point Lodge has been in successful operation for 17 years. Currently the lodge consists of both floating and land based accommodations for guests. All related buildings, equipment, boats and outboard motors, furniture and fixtures are included in this sale offering. Also included are all business and client related information and material such as an updated mailing list of 1700 customer names, a well established website and a transferable toll free number. Two foreshore leases are in place for the floating lodges and docks. The lease duration is 10 years, renewed in 2001 at a cost of $1810.14 annually.


The lodge is currently designed to appeal to the middle to high-income earners. Typically guests cook their own meals and are each assigned to a boat (2 guests per boat) and come and go as they please. This independence with regards to meals and fishing times appeals to many guests who do not wish to be catered to and prefer to enjoy their vacations at their own speed.



Presently Duval Point Lodge can accommodate 36 guests at any one time, each season accommodating roughly 450-500 guests. There are three floating houses, two sleeping 16 guests and the other for staff members. There are also two smaller floats housing the generator (20 Kilowatts) and fuel as well as docks used primarily for mooring boats and pleasure crafts

The two floating guest lodges each have four bedrooms and three bathrooms, a living room, a fully equipped kitchen and propane barbecues.

There are a total of 4 land based guest lodges. Two of the lodges have 3 bedrooms, 2 bathrooms, a living room, a fully equipped kitchen and propane barbeques. The 2 smaller lodges each have 1 bedroom, 1 bathroom, living room, a fully equipped kitchen and a propane barbecue. There are also 2 smaller utility buildings: the generator shed with an 18-kilowatt generator and the tackle shop. There is a substantial pier and dock in place.



The lodge draws many of its client from local communities due to its proximity to Port Hardy and many other smaller communities who all enjoy easy access through the Vancouver Island Highway. They have also enjoyed the company of many national and international clientele, some from as far away as Australia and Germany.

 

Located at the northern end of Johnstone Strait, Duval Point Lodge is in an area through which virtually millions of migrating salmon must pass. It is also one of the coast's most productive bottom fishing areas, producing Ling Cod up to 70 lbs, Halibut up to and over 200lbs and a wide variety of Rock Fish.
Port Hardy is the largest community of the North Island. The community offers a variety of convenient and essential services including a small airport and hospital. Port Hardy can be reached via the Island Highway and is only 4 ½ hours north of Nanaimo and the mainland ferry services offered there. Flights from Vancouver take only 55mins. The entire region offers tremendous outdoor activities and opportunities, which not only include fresh water and salt-water fishing but also world class caving, underwater diving, ocean kayaking and canoeing. The scenery is spectacular. The North Island is also fast becoming the centre for whale watching on Johnstone Strait. Simply, a fantastic part of Vancouver Island and the British Columbia coast.
