Forested 313 acres in two contiguous titles, straddling the Salloomt River in the picturesque central coast region of BC. The community of Hagensborg is approx. 10 km to the south and near Bella Coola. Both communities offering essential services. Bella Coola is accessible by road, ferry and air services.
Topography on the two contiguous properties ranges from gentle benches to steeper mountainsides, with elevations from 160 metres above sea level to 430 metres. 2 large creeks enter the property from the west, both have bridges for crossing. Both titles straddle the scenic Salloomt River for 1.6 km, a substantial freshwater system for wildlife and salmon, that includes a spectacular canyon.
There is good road access via Forest Service road. The southern quarter section, bisected by the substantial mainline with additional roads and bridges through the western side of the properties plus a Forest Service road to the edge of the east side of the properties (last 1.5 km overgrown). There is an internal road network from previous logging which could be reactivated.
The properties are heavily timbered, predominantly with second growth forest following 1960 logging with some old growth. A smaller portion was harvested in 1989 and is in a good state of regrowth.
There was a timber cruise completed in 2020 which showed the following: Cedar 3658 m3, Hemlock 17276 m3, Balsam 3320 m3, Spruce 1745 m3, Fir 51m3, Cottonwood 7885 m3, Alder 6403 m3 - Net volume 41550 m3. The cruise was completed by a certified timber cruiser but it should be noted that a cruise is an estimate of volume and quality of timber and is affected by many factors – buyers are advised to do their own due diligence. The property is frequented by local wildlife, including deer and both black and grizzly bear.
The community of Bella Coola is located at the head of North Bentinck Arm on the central BC coast, within the Great Bear Rainforest. It is accessible by vehicle along Hwy 20 or by BC ferry from Port Hardy or Bella Bella and accessible by air to Bella Coola Airport or by float plane to Bella Coola Harbour.
Bella Coola valley has a population of approx. 2200 and includes communities at Bella Coola and Hagensborg (15km east). Both offer stores, fuel, lodging, restaurants and services.
The Bella Coola River as well as its numerous tributaries and valley are known for an abundant variety of wildlife and excellent fish populations, including salmon, trout and steelhead. The spectacular coastline, towering snow-capped mountains of the Coast Range, beautiful forests and Tweedsmuir Provincial Park provide for unsurpassed natural beauty and the area is favourable to a variety of recreational activities include boating, diving, fresh and salt-water fishing, kayaking, hunting and wildlife watching.
