Bramham Island, Lot 1216 Slingsby Channel
Bramham Island, Lot 1216 Slingsby Channel
This is an incredible property! It would be hard, if not impossible, to find another with similar features in such a premier location. It offers lush mature forest, frontage on three lakes, extensive oceanfront and total privacy as there are no other private properties within an approximate 25 mile radius.
This south-central coast location is in the heart of the best the BC coast has to offer. The property is situated on Bramham Island fronting Slingsby Channel. Bramham Island is at the entrance to a series of phenomenal inlets and waterways with well over 200 miles of fjords and inlets starting with Belize and Seymour Inlets, and moving further into the system to smaller inlets such as Frederick Sound and Salmon Arm. There are numerous bays and the lake-fed freshwater systems and waterfalls are impressive. To the south and west there is immediate access to Queen Charlotte Strait. 4.5 nautical miles west of the property is Burnett Bay, renowned as a premier fishing location and offering miles of friendly, gradual beachfront to explore. It is one of the few beaches that can accommodate the landing of small aircraft.
This is a spectacular region and could provide for endless exploring. It is home to large numbers of salmon species which return annually to the spawning rivers and streams. This is simply world class wilderness for the nature lover and outdoor enthusiast.
The property has an ownership history going back to the early 1900s when it was Crown granted and was the location of a post office and service centre for the working coast. The remains of the outpost are no longer evident and the property appears to have been left undisturbed and in its natural state for decades.
Offering a diverse topography and features, the acreage features 6120 feet of oceanfront incorporating two picturesque bays, one with extensive sand and gravel beach at lower tides and the other offering the ultimate protection for moorage from extreme weather.
There is approx. 500 metres of frontage on the largest of three lakes this property touches, this one is a substantial body of fresh water with a total length of 1700 metres. It drains into the protected bay on the north-east corner of the property. The elevation of the lake is approximately 20 metres above sea level, which would provide a great opportunity for the installation of a Pelton wheel/water drive turbine to generate electricity.
Along the centre of the western boundary is another substantial freshwater lake which offers approximately 150 metres of frontage. The property also touches a third lake on the southwest corner.
Located in the centre of the property is a wetland marsh. This is an amazing location and habitat for an abundant array of wildlife.
There is a substantial complement of old growth forest, much of it cedar of considerable value. The esthetic appeal of this forest is stunning, and there is an estimated 6000 – 8000 cubic metres of merchantable timber. Exact volumes and values would need to be qualified independently by an interested purchaser.
As time moves on there are fewer privately-owned substantial oceanfront acreages along the BC coast. It is next to impossible to find anything comparable to this acreage and all of the natural features it offers.
There are good access options as the property is situated 25 nautical miles north-west of Port Hardy airport and 21 nautical miles from Hardy Bay. Therefore air travel via float plane or helicopter would be approximately 10 minutes travel with the option of landing float planes in salt or fresh water. Boat travel can be as short as one hour with a reasonably fast boat in good weather conditions.
