Everything and More in this Coastal Retreat: Green Point Rapids are located between the BC mainland coast and the NW tip of West Thurlow Island, in Cordero Channel. The property being offered is on the mainland coast side of the Channel. This is an outstanding coastal location overlooking the mesmerizing tidal waters of the Rapids, with southern exposure and well-protected for moorage and from weather. The location is mid-way between Lochborough Inlet and Phillips Arm, two of the most intriguing mainland inlets on the BC Coast and is approximately an hour and twenty minutes by boat from Campbell River.

Historically a logging camp base, this small coastal development consists of nine oceanfront properties. Block A is the premier lot and only one of two with deep water frontage and moorage. The property and its developments are one of the better quality, premier coastal residential or vacation properties to be found within the region.

The property is 0.71 acres with 101ft of oceanfront. The foreshore improvements and moorage facilities are substantial. The front half of the property has been nicely manicured to lawns and beautiful gardens, including a pond. There is a vegetable garden area and a small potting shed and greenhouse as well. The back half of the property is forested and primarily in its natural state and there is easy access to this back portion. There is a gentle grade up from the ocean and the entire property is very user friendly.

An approx. 12 x 80ft dock secured by anchors and pilings is connected to a 10ft x 20ft landing float where an aluminum ramp leads up to a large standing pier situated on 8 pilings. This leads up to the beautifully manicured and landscaped oceanside portion of the property. Attached to the main wharf is a separate float with a 20x20 covered storage shed.

As you walk on to the property the first building is a classic, rustic west coast one bedroom panabode cabin which was moved in from the historical Big Bay Resort on Stuart Island. This is a cozy, self-contained unit that is ideal for guests or as a vacation rental. The main residence sits just beyond this cabin and in the centre of the oceanfront manicured portion of the property. The west coast style of the home fits well with the overall feel of the property.

The main residence is a very well-built, attractive, charismatic post and beam structure with true west coast flair. This home is main level entry with and a second dormer level and an expansive ¾ wrap around covered balcony stretches down both sides and across the front of the home. It is on a concrete pad and posts plus wood post and substantial timber foundation. Much of the material, primarily cedar and fir, was milled on site and the craftsmanship is of good quality.

The main floor offers 1159sqft and incorporates the living room, large dining area and kitchen with an open concept, surrounded by large windows and with a glass French door entry door. A centre piece to the living area is a wood stove and a beautiful cedar staircase leading up to the second floor. The kitchen is fully appointed and spacious, with full size appliances, a Premier Pro Series 4 burner gas range plus griddle, attractive hardwood cabinetry with a natural finish, and a movable centre island. There has been nice attention to detail and finishing with edge-grain fir trim around all the doors and windows. The flooring is a mix of natural hardwood and terracotta tile. This living area looks up to a split second level and a large vaulted ceiling. There is also one bedroom, a bathroom, laundry room and pantry on this main floor. The second floor incorporates a vaulted ceiling with partition walls, an open concept bridged by a walkway, three dormers and large side windows provide an abundance of natural light and creating a bright, spacious area. There are quality finishings throughout. The ceiling has been finished in pine, railings and bannisters in fir and cedar, and the flooring is fir. The wood features throughout are delightful.

The exterior of the home is finished in cedar with a metal roof and there is an expansive ¾ wrap-around covered deck across the front of the home and down both sides, providing an abundance of outdoor space to enjoy year round.

The utility building and pump house just off the back corner of the house accommodates storage as well as the pump and pressure tank for the domestic water system.

A third cabin is located just behind and to the west of the main residence. This vintage camp house does require some finishing work to be functional and habitable; however most of the equipment, fixtures and material to do so are on site, including an antique wood cook stove from Elmira Stove Works in Ontario. Once completed this cabin would be a fabulous complement to the property.

The fourth structure is another classic coastal camp house building with a metal roof, cedar shingle siding and wood-framed windows. This building serves as a workshop and generator shed as well as providing additional storage.

The generator on the property is an 8kw Onan. In addition to this there is a bank of 10 solar panels. Domestic water comes from a local creek. It is understood that this has been a reliable source providing water to this and three neighbouring properties for decades.

Cordero Channel is located along the northern shoreline of East and West Thurlow Island, west to Sonora Island. This is an excellent location for the outdoor enthusiast who enjoys the coastal wilderness wildlife and great fishing. Jump-off points could include Browns Bay, Kelsey Bay and Rock Bay. This entire mainland region is home to a variety of wildlife including resident grizzly bears, and a number of fresh water systems with excellent trout fishing. Blind Channel Resort is located only a few miles away to the south where there is fuel service, a general store, post office, and phone service.
