This significant coastal acreage is located on the BC mainland in the north-west region of Queen Charlotte Strait, tucked in behind the Raynor group of islands just east of Blunden Harbour. Access to services and amenities is as close as Port Hardy on northern Vancouver Island, just 14 nautical miles from the property. Like so much of the BC coast the region provides an abundance of attractions for the outdoor enthusiast.

This substantial property is approx. 310 acres with 3,900ft of diverse, typical west-coast oceanfront. The frontage enjoys southern exposure and 180 panoramic views from east to west, is relatively low to moderate bank and incorporates a number of rock outcrops as well as two bays. The shoreline drops off relatively quickly. The western oceanfront corner is nicely tucked in behind one of the Raynor islands, providing some protection for moorage.

The average depth from the centre of the property to the back property line is 4500ft, reaching elevations of up to 250ft at points throughout the property.

The acreage boasts some significant natural features, one of which is a private lake situated on the western side of the property approx. a third of a way back from the ocean. The entire lake is within the boundaries of the property and appears to be approx. 7 acres in size.

There is a substantial creek which crosses almost the entire rear portion of the property. Cohoe Creek originates from Cohoe Lake, runs through the property and empties into Cohoe Bay, approx. 1km west of the property.

This acreage was logged a number of years ago. Although there is only a modest complement of merchantable timber at this time it is in a healthy state of regeneration. A network of logging roads was constructed to facilitate the previous logging and these roads could be reactivated to provide access throughout the property.

Zoning allows for a variety of uses and also permits subdivision down to a minimum of four hectares or 9.88 acres, which may be of interest to those who would like to create a unique coastal rural recreational development.

There are very few private acreages anywhere throughout the BC coast this substantial in size, not to mention fewer yet which are complemented with fresh water systems.

This is a phenomenal region of the coast, especially for those who love to explore the waterways. To the east and the west there is access to numerous spectacular coastal inlets. To the western end of Charlotte Strait are numerous islands, passages and intriguing coastal locations to explore. Fishing and wildlife is typically abundant.
