The Alberni Inlet not only provides quick, easy access to Barkley Sound but also at the head of Uchucklesit Inlet is 1km of river which flows out of Henderson Lake. The lake is approximately 22.5km in length and averages 2.25km in width. This combination of access provides excellent opportunities for both fresh water and salt water activities.

This is a very appealing west coast retreat. The 0.38 acre property is nicely protected with southern exposure and in a picturesque location. There is approximately 178ft of rocky low-bank shoreline. A 36ft aluminum ramp 4.5ft wide leads to the deck which wraps around both sides and across the entire front of the dwelling. A stainless steel fish cleaning station is incorporated into the deck.

The cottage is 1250sqft, currently configured as two fully self-contained 2 bedroom accommodations. Each self-contained unit also has a full kitchen with a complement of appliances that include propane stove, fridge and electric freezer, a 3 piece bathroom and a propane space heater. The residence also has a propane on-demand hot water system. The roof was replaced approximately 5 years ago.

Behind the home is a heavy duty well-constructed storage shed. A path leads to a firepit area and further back from that a generator shed.

An 8kw Kabota diesel generator provides electrical power. There is one small battery and an inverter to operate the low impact interior lighting. There is a 500 gallon propane tank.

The domestic water system is substantial. A license allows for the draw of domestic water from Cass Creek. There is phenomenal water pressure regulated with a singing valve, reducing the pressure to 80psi. This source would be adequate for generating electrical power as well if one wishes to take the next step.

Everything on the property is in excellent condition and very well maintained.
