Lot 15 Esperanza, west coast Vancouver Island
Lot 15 Esperanza, west coast Vancouver Island
This 1.08 acre property is located in Hecate Channel, just west of Tahsis Narrows. A phenomenal west coast location with numerous benefits, the property enjoys sunny, southern exposure, is beautifully forested with a complement of majestic old growth and would provide excellent privacy for a west coast retreat in this natural, picturesque setting.
There is just over 200ft of frontage and the property reaches back an average of 400ft. Along the oceanside is a strip of Crown land which provides 30-60ft of additional foreshore to a nice, low bank rocky point. The property has a moderate slope up away from the ocean with a diverse topography covered in lush, west coast forest. It rises somewhat more gradually from the oceanside, and then moderately to the rear of the property reaching an elevation of approximately 200ft.
The property is strategically located as it provides equal opportunity to access both Esperanza Inlet to the west side of Nootka Island as well as Nootka Sound which lies to the east.
There are three good options for jump off points with boat launches for boat access to the property. Zeballos is located a short distance to the west, approx. 8.5 nautical miles, and provides a complement of services – boat launch, marine fuel, general store, liquor store and accommodations. Approx. 6.5 nautical miles east and north up Tahsis Inlet is the Village of Tahsis, which also provides a complement of the same services plus a substantial marina and boat yard. Approx. 35 nautical miles to the east across Nootka Sound and down Muchalat Channel are the launch and boat facilities of Gold River, with the town of Gold River a short drive away.
Lot 15 is part of a west coast development created in 1937 typically referred to as Esperanza. The property has a long history as part of the working coast, it has been a base for commercial fishing, processing and logging dating back a century. In 1937 a group settled here to offer medical aid to the local camps, canneries and villages. It was named Esperanza after the nearby Esperanza Inlet, and the Nootka Mission Hospital operated in this location until 1974. Though no longer a medical mission, Esperanza is a faith-based community offering community care and support, both on site and through visiting local villages. They offer a community kitchen, year-round fuel service and summer youth camps.
Lot 15 is the furthest away from the main base of Esperanza and is provided privacy from the neighbours by the beautiful forest coverage. However, it has the benefit of nearby fuel service, a general store, post station and water taxi transportation services from the Esperanza community.
Private property ownership throughout this entire region is extremely limited, with likely less than 60 private properties total throughout hundreds of miles of coastline. This emphasizes the rareness of opportunities such as this.
