Lot 17 Pearse Island
Lot 17 Pearse Island
Privately held by the current owners for 33 years, this offering presents a rare opportunity to acquire one of very few privately owned boat-access only oceanfront island acreages in the entire region.
The Pearse Islands are a series of seven small, picturesque islands situated at the western end of Johnstone Strait where Queen Charlotte Strait and Cormorant Channel converge. Malcolm Island is to the north, Cormorant Island and the historic Village of Alert Bay are to the west and historic Telegraph Cove, well known for whale watching and eco-tourism, is only 3.5 nautical miles, or a few minutes, south. Access points include Telegraph Cove and the town of Port McNeill, which is a full service community located approximately 7 nautical miles to the west on Vancouver Island and provides amenities and marina facilities. Both Port McNeill and Port Hardy to the north have airports.
Lot 17 is 1.07 acres and is situated on the outside southern edge of Pearse Bay. It offers beautiful southern exposure with user-friendly beach exposed at lower tides. Views are across Johnstone Strait to Vancouver Island.
The topography has a short, gradual rise from the ocean. The topography is primarily level and user-friendly throughout making it easy to develop and enjoy.
The property is fully forested with a complement and mix of mature conifers – cedar, spruce, hemlock, fir – and some alder.
To complement access there are four dedicated locations to the road within the recreational development. The two most-convenient and preferred locations are in Pearse Bay. Lot 17 is within 170 metres of the closest location.
There are three contiguous properties currently offered, so there is the opportunity to acquire two or even all three to enhance and complement your island ownership experience. Together the properties offer over 3 acres with approx. 250ft of private shoreline.
The Pearse Bay subdivision development was completed in 1983 with 18 private lots around Pearse Bay, 12 with direct frontage in the bay. Lot 17 fronts Johnstone Strait with both direct access and the roadway access from the bay.
Approximately half of this largest Pearse Island as well as the smaller islands in the group are part of the Cormorant Channel Marine Park. The park is one of the best places in the world to view orcas (killer whales) in their natural habitat.
When these lots were created in the 1970s, there were approximately 6 dug shallow wells throughout the development, however these are marginal. Rainwater collection and drilled wells are utilized on neighbouring developed properties.
The entire Broughton region of boat access islands has very few privately-owned properties. Therefore, availability is rare and when properties do come available they attract attention and sell relatively quickly.
