This 1.5 acre oceanfront property is located on the shores of Hecate Cove, in the Village of Quatsino, a boat access community on the northwest coast of Vancouver Island. Quatsino is a quaint, historic community with approximately 40 year round residents, great for full time or seasonal living and vacationing.

There is 100ft of walk-on oceanfront and the location provides sunny, south-west exposure and the best protected moorage in the area. The property is nice and level along the waterfront then slopes up gently from the water to Quatsino Rd. Above the road the property continues up a moderate slope approx. another 500ft to an upper bench.

The land is fully forested with a mix of mature alder, hemlock and cedar. Approximately half of the area between the cabin and the oceanfront has been cleared and groomed into lawns, incorporating the natural vegetation with an abundance of lush ferns, salmon berry bushes, a few large hemlock trees and alders and even a few holly trees. This is a warm, sunny location with beautiful sunset views.

The cabin is a modest, functional 24ft wide x 20ft deep structure with a half-loft, providing 720ft of living space. It has a metal roof and board and batten cedar siding. There is a covered deck across the entire front of the cabin and down one side. There is also a covered entry deck at the main door which enters into the kitchen.

The main floor incorporates the kitchen, dining area, living room, bedroom and a three piece bathroom with a 42” shower. The kitchen has a large complement of cabinets and counter space and includes a peninsula, side counter and cabinets, along with a full size fridge and stove. There is a Baby Fisher wood stove in the living area. There are nice ocean views from the eating area, living room and deck. A sliding door provides access to the covered deck. Pocket doors on the bathroom and bedroom make good use of space. Upstairs accommodates 2 queen size beds and lots of storage. There is a vaulted ceiling and recessed pot lights over the living space and loft.

The décor and finishing is modest and cozy, with rustic fir floors and tongue and groove pine on the walls and ceiling. There is a ceiling fan to circulate the warm air from the wood stove and to cool the loft in the summer.

A 3-sided storage shed was constructed in 2018. It is approx. 18x10ft with a metal roof and can accommodate kayaks, crabbing/prawning traps, gear and other sundry items.

The dock walkway extends into Hecate Cove approx. 165ft. where there is approx. 50ft of tie-up space. The anchoring system has recently been upgraded.

Quatsino benefits from having hard-wired electric service. Domestic water is from a shared, drilled well which feeds a 1000 gallon storage tank at the top of the property and provides gravity-fed water to the cabin, therefore the well pump only needs to be run periodically for a short period of time to replenish the storage tank. The cabin is heated with electric baseboard and there is an electric hot water heater.

The property is just a short walk to the Colony Lake Trail on the opposite side of Hecate Cove.
