This is the first recreational residential development of this kind in Quatsino Sound. This development is situated along the south-east shoreline, just north-east of Kewquodie Creek approximately midway out the inlet to the open Pacific Ocean from Coal Harbour. The region and the inlet provide access to a number of substantial inlets and over 100 miles of shoreline to explore.

This exceptional development includes 12 oceanfront acreages averaging 2.5 acres overall and 180ft-200ft wide with lowbank walk-on oceanfront ranging from 180ft – 260ft plus three upland acreages of 13.5 acres, 44.7 acres and 65.4 acres, all of which benefit from substantial protected moorage facilities.

This boat access development also enjoys the benefit of limited Forest Service Road access from the coastal hamlet of Port Alice, near the head of Neroutsos Inlet. This is a great option for access and bringing building materials and equipment to the properties.

The oceanfront acreages offer a variety of appealing features. Each property has low-bank, easy access oceanfront that is nicely treed. Some of the acreages have a predominantly flat topography with nice grassy meadow areas. Others gradually rise in elevation as they reach the internal road which borders the back of all the oceanfront acreages.

The properties have beautiful building sites in the lower areas closer to the ocean. On lots 4 and 5 the escarpment reaches closer to the ocean the preferred building location may be on top of the escarpment, which rises approx. 30ft.

Domestic water is available to each property from a series of dug, shallow wells and/or spring water. The spring water is quite prolific in one location and a containment reservoir has been created. Driveways have been constructed from the primary access road bordering the rear of the acreages to within close proximity of what will likely be the preferred building locations. All properties have road access from their respective properties to the dock.

Licensed moorage facilities for the benefit of all property owners are included in this offering. 160 linear feet of extremely high quality all-weather dock facilities are in place and provide over 280 linear feet of dockside tie-up. There is a galvanized steel 10ft wide standing pier secured on steel pilings and concrete bases with a 6.5ft wide ramp leading down to the floating structure. This new moorage installation is industrial grade and will have substantial longevity, and the entire marina is protected by a substantial log breakwater. The license and moorage facilities are held in a society which each lot owner will become a member of and enjoy the benefit of shared use. At the head of the dock there is a 66ft wide dedicated road right-of-way that will provide for easy access and parking.

These two lots are very appealing acreages with predominantly flat, gently-sloped topography. They are nicely treed along the oceanfront with some grassy meadow areas and easy access oceanfront.
