Approximately 1 acre adjacent to the road is relatively level and extremely well developed. The balance of the property slopes moderately to steep upwards to the north. The location is well-protected and enjoys great sunny exposure even during the winter months.

The property has been a full-time residence for over 20 years, therefore has been efficiently and attractively developed. The lower acreage is entirely landscaped including lawns, gardens, fruit trees including cherry, apply, pear and plum, and some beautiful water features.

These improvements are constructed well above the average for these types of locations. The owner has incorporated some innovative and efficient systems, making this an extremely economical property to operate.

The primary source of heat is wood, with two innovative systems referred to as thermal mass units complete with hot water pre-heat. One is for the primary residence and the other one, which is referred to as a Rocket Stove, is located in the workshop.

The power shed has four 220watt solar panels, eight 6 volt deep cycle batteries and a 2500watt Outback inverter as well as a 5kw generator for additional power if required. There is a Pelton wheel in place although it is not operational at the moment.

There is also a water solar panel for additional hot water.

The plentiful water that allows for the garden water features also provides the domestic water. Two sources include a spring in the rock bluff adjacent to the gardens plus an upland creek. These sources provide a flowing, fresh water source for 9-10 months a year. A substantial reservoir system of two 2500 gallon tanks has been put in place higher up the property which provides 130 PSI of water pressure, reduced to 50 PSI in the house. This is also a source for generating power.

This is a turn-key, fully functional off-grid homestead which provides comfort and efficient living. All furnishings, tools, equipment and supplies are to be included in the sale. It doesn’t get much easier than this!

Located within the heart of the Discovery Island group and surrounded by beautiful natural scenery and an abundance of wildlife, the Sonora Island area offers all types of outdoor recreation and sport activities - fishing, boating, diving, and wildlife viewing, while seafood such as crab, prawns, clams and oysters are all available within minutes of this region. There are also a few marine parks to enjoy within close proximity, including the Octopus Island Group Marine Park which is only minutes away. Access to the property is by boat or float plane only.  Traveling to the property by boat takes a little less than 1 hour from Campbell River and approximately 40 minutes from Heriot Bay on Quadra Island. During the summer months there is regular scheduled water taxi service to and from Campbell River.
