Stuart Island, DL 1579 Machine Shop Bay

Stuart Island, DL 1579 Machine Shop Bay

Stuart Island is located within the Discovery Islands group and is situated at the entrance to Bute Inlet. The island has a long and colourful coastal history and in more recent decades has evolved into a very exclusive private coastal retreat destination. The island and immediate surrounding area has been developed with some of the most amazing private and corporate retreats in addition to a few very exclusive resorts. This oceanfront acreage historically known as Machine Shop Bay sits on the west side of Stuart Island just south of Big Bay.

This offering includes two titles. Parcel A along the oceanfront is approx. 9.12 acres and is zoned rural residential.

RU-1 permits the construction of one single family residential dwelling and one secondary dwelling to a maximum floor area of 80 square meters (861 square feet).

The remaining 49.8 acres of DL1579 located behind and alongside the Western boundary down to the oceanfront portion is zoned commercial. This oceanfront portion is a beautiful peninsula which is a tremendous view location.

C-1 allows for a variety of commercial use applications as well as residential accessory use to the principal commercial use.

The property has approximately 2000 feet of diverse, rocky shoreline with a peninsula to the west separating it from the neighbouring property and a nice bay that provides excellent protected deep-water moorage from wind and the tidal waters of Yuculta Rapids.

The bay provides easy, walk-on beach access and a generous portion of the adjacent upland is relatively level, providing ample area to accommodate development. Away from the oceanfront the property has a moderate to steep rise.

The property has south-west exposure and the views stretch across the Yuculta Rapids, south-east towards Hole in the Wall and west towards Dent Island.

Portions of the property were heavily logged in the past, and are now in a healthy state of regeneration. A complement of mature forest remains along the shoreline and scattered throughout the property. A ravine crossing the north-west corner appears to be a natural water course that could likely provide for domestic water. Sources of fresh water in this area of Stuart Island historically appear to be plentiful.

Remains of the old homestead and machine shop are still present. These are long past their useful life and there will be some site clean-up required.

There are a variety of old fruit trees on the property.

This property and location has excellent potential for both residential and commercial development with the mixed zoning. This is one of only a few properties not only on Stuart Island but in the entire Discovery Island region zoned to accommodate commercial development potential.

Stuart Island properties and others within this immediate area are very desirable due to all the region has to offer and opportunities to acquire property on Stuart Island are rare.

Big Bay on Stuart Island has been a popular destination for decades amongst the yachting community, fisherman, wildlife and outdoor enthusiasts. The area boasts some phenomenal natural features including tremendous tidal waters, excellent sport fishing and quick access to some of BC’s most spectacular inlets as well as the Discovery Islands and everything they have to offer.
