Walkem Island

Walkem Island

107 acre Walkem Island has a diverse shoreline with peninsulas, deep water bays and three expansive shallow bays with beautiful beaches exposed at lower tides along the southern shoreline. The shoreline is a mix of relatively low bank and easy access as well as some moderate to high bank portions. The height of land reaches 100m above sea level. The topography is primarily gentle to moderately sloped with some unique rock pinnacles (top knots). The vegetation is a mix of primarily coniferous forest with a reasonable complement of alders. The coverage along the shoreline is primarily mature fir, cedar and hemlock forest. The island was logged and the interior of the island is in a healthy state of regeneration with approx. 10 year old forest that is a mix of conifers and alder. One of the residual benefits of this previous logging activity is a significant logging road network which provides access throughout much of the island. Construction of these roads required creating three small rock quarries. There is some remaining material and the quarries could easily be expanded to create more material for future development.

There is a foreshore lease in place which has been surveyed and is nicely tucked into a protected bay along the north-east shoreline. The zoning has recently been changed to RU-2 which would allow for subdivision of the property into 4.94 acre parcels. There are three drilled wells on the island. The location in Johnstone Strait surrounds you with mesmerizing tidal waters. Surrounding Walkem are a number of smaller islands, islets and reefs bustling with all sorts of sea life. There is reasonably quick, easy access to Vancouver Island. Rock Bay, with forest service road access to Hwy 19 on Vancouver Island, is just 2 miles to the east of the island. 23 nautical miles to the south is the city of Campbell River, a full service centre. Kelsey Bay, also on Vancouver Island, is 16 nautical miles to the north. At this location there is a government dock, as well as paved access to Hwy 19 and easy access to the mainland coast and some of the most beautiful mainland inlets located within 8-12 miles of the island.
