Potts Lagoon is located centrally on West Cracroft Island, in the north Johnstone Strait region. Access to this 134 acre oceanfront property, originally surveyed by Murray Potts back in 1912, is approximately mid-way up Cracroft Island from Baronett Passage. This is a very private and hidden location with no neighbours and protected from extreme weather.

The property has a relatively level to moderately sloped topography, with 270o views and excellent sunny exposure. The acreage is surrounded by an intriguing tidal zone, including reversing rapids which separate the bay with deep water access from a lagoon to the east.

At full flood the tide changes can range up to 14ft and it is possible to traverse the reversing rapids with 6ft of depth/draft. Given this unique situation the inner lagoon is like a private sanctuary. Crabs can be caught right at the property and prawns just outside the bay.

At low tides the lagoon is separated off. Above the rapids has an average of approximately 6ft in depth, then about 60 acres of tidal flats which are hard packed sand rather than mud or silt. At the head of the tidal flats is a 30 acre meadow with a coho bearing stream

running through it. This distinctive ecosystem attracts a fabulous array of wildlife, both land, with bear and deer and avian, including geese, ducks, hawks, eagles and other seabirds.

The property has been recently logged and is beginning to regenerate. Beautiful stands of forest still surround the property. As a result of the logging there is a localized logging road that comes into the property,

which complements ease of access to different locations and future development.

West Cracroft Island is 14 nautical miles east of Telegraph Cove and 23 miles east of Port McNeill on Vancouver Island, a community with many convenient essential services and supplies. It is also a short distance northwest to the Broughton Archipelago and southeast to world renowned whale watching in Johnstone Strait. This unique protected location is a preferred anchorage for boaters who know of it.
