is a modest yet very functional and comfortable west
coast style home finished in cedar. Approximately 2000sqft
overall, the main floor consists of an outdoor sheltered
area a generous sized mud room and laundry room, a large
vented pantry, a full bathroom and secondary bedroom
with a loft that could accommodate two beds. |

There is
also a spacious living room and a full kitchen all with
spectacular views of the Pacific, the surrounding bay
and the abundance of wildlife. The master bedroom is
a generous 16x24ft area located above the living room
with sliding glass doors to a private balcony. There
is extra storage both upstairs as well as under the
building. |

The 16x28ft shop is located at the oceans edge situated
on pilings and built right over the water. It provides
ample space for storage and work area and can be easily
accessed by boat at high tide for loading and unloading.
Attached large deck areas and large doors at either
end provide easy access.
The bay at the front of the house allows for easy
access to the land and buildings at higher tides.
At low tides the bay does go dry however it is a soft
sand and mud bottom. Deeper all tide moorage is available
at the second location which is part of this offering.
There is a gentleman's agreement with the neighbour
to utilize a closer dock when required from time to
time.

Mechanical systems and domestic water. The house
and shop are built to utilize solar radiant heating.
As well the electrical system is powered by 3 solar
panels, which produce 12 to 15 amps to feed a bank
of batteries that supply approximately 200-amp hours
of continuous power. When more power is required there
is a quiet 3000watt generator with a charging system
for the batteries. The batteries are integrated into
a 3000-watt inverter system, which produces the 110volt
power to the house. Propane is used for the washer
and dryer, the water heater, cook stove and the oven.
The water system consists of two 2000-gallon water
tanks that collect the water by catchments from the
roof, which is then strained before it goes into the
reservoir. The source is pressurized and operated
with a 12volt system. The water is heated by the on-demand
propane hot water tank.

Nuchatlitz Provincial Marine Park,
2,135-hectares in size, is located on the western
tip of Nootka Island, between Nuchatlitz and Esperanza
Inlets. This protected park area incorporates a range
of terrestrial, tidal and marine environments and
provides protection for indigenous flora as well as
vital habitat for marine and land dwelling mammals.

of the West Coast of Vancouver Island is known for its
rugged and remote landscapes, dramatic outer reefs,
long expanses of pristine beaches and wide variety of
indigenous wildlife. Marine wildlife in this area includes
killer whales (Orca), gray whales, seals, porpoises
and sea otters as well as an abundance of black bear,
cougar, deer and other land dwelling species. The stunning
scenery, attracting anglers, kayakers, divers, campers
and outdoor adventure enthusiasts to the wilderness

The fishing,
kayaking and other recreational adventure in this region
is outstanding. Sheltered bays and protected coves in
and amongst the islets provide for hours of exploration
and relaxed quiet tranquility as your kayak glides effortlessly

an abundance of large Chinook Salmon as well as some
of the smaller salmon species and an impressive variety
of bottom and deep-sea fish from Halibut, Red Snapper
and Ling Cod to Black Sea Bass, Skate, Prawns and salt-water

| Access to
these remote locations is by floatplane or by boat from
the towns of Tahsis and Zeballos, which offer some local
services and amenities, or from the remote adventure
camps scattered throughout the region. The small community
of Tahsis is located 2 ½ hours drive west of
Campbell River on Vancouver Island and is approximately
20 miles by boat from these pristine properties. These
areas are abundant with the beautiful and unequalled
scenery of the wilderness beauty that this region is
world renowned for. |

The MV Uchuck III provides year-round freight and
passenger service for west coast communities in Nootka
Sound, Friendly Cove, Tahsis and Kyuquot including
Esperanza Inlet and the Nuchatlitz Inlet region. The
route travels through Nootka Sound, up Tahsis Inlet
and out from the Esperanza Inlet, rich in native culture
and history, to the ocean. Arrangements can be made
with the Uchuck III for you to be dropped off and
picked up at points along the route.
