71.94 acres, with substantial
west facing oceanfront fronting onto Stewart Bay in
Masset Inlet. The property is located on the northern
edge of the developed town site area of Port Clements.
An all weather gravel surface street follows the entire
eastern boundary. Water frontage on Stewart Bay is
+/- 3,550 feet. There is a 20+/- metre high escarpment
running north south through the site. The site is
generally at grade level to Industrial Road on the
east, remains level to gently descending for the first
+/- 90 metres, then drops sharply down to the lower
level, which is just above sea level.

The site
has a mature forest cover of cedar and hemlock over
the southerly +/- 200 metres (20%), which is the area
closest to existing nearby residential development,
the balance has been harvested. The balance of the site
from the base of the escarpment to the waterfront is
level, with inland areas appearing to be progressively
wetter with musky vegetation and marshy areas. |
| The waterfront
shoreline area is walk-on beach, which ranges from stony
and small boulders in the southern half to stone and
gravel with some sandy patches in the north half. There
is a pipeline sewer outfall easement, which crosses
the site. |

At the southern
end of the property, Jasper Street provides drive-up
access to the waterfront end of the site. Jasper Street
is improved with small lot, modest residential homes
along the waterfront side. Services to the site include
access to overhead utilities, piped water and sewer
along the south portion off Jasper Street. There is
overhead power along Industrial Road.
The property is zoned Resource Area Zone (RS) by
the applicable bylaw, intended for outdoor recreation
use. A wide range of permitted uses including tow
single-family dwellings, agriculture, forestry; gravel
extraction, tourist trailer parks and campgrounds
are permitted. The Village of Port Clements is also
subject to an Official Community Plan (OCP) Bylaw
140 (dated 1984) which outlines general development
guidelines.

Port Clements, population approximately 516, is located
towards the centre of Graham Island on the shores of
Masset Inlet.
Graham Island to the north and Moresby Island to
the south are the two largest islands of a group of
1,884 islands in the "Galapagos of the North"
archipelago just south of the Alaska panhandle. A
20-minute ferry ride connects Graham and Moresby Islands.
The islands are relatively isolated, recreation and
native culture being the main attractions. Sport fishing,
hiking, camping, kayaking, boating, whale watching,
beachcombing and sightseeing are the major recreational
activities. Marine and wildlife diversity of the surrounding
waters and forests make it an ecological marvel. The
economy is largely resource-based with logging, commercial
fishing, mining, and tourism being the main industries.

Access to the Queen Charlotte Islands is by ferry from
Prince Rupert on the BC mainland, by air from Vancouver
to Sandspit and by air from Prince Rupert to Sandspit.
Chartering of private planes or boats is also an option.
