Located in Evans Bay on Read Island
this exceptional 8-acre property has been extensively,
tastefully and functionally developed to provide all
of the benefits of comfortable island living.
The property is situated on the west shore of Evans
Bay. It has an extremely user-friendly topography
with approximately 3 acres that has been cleared and
developed and the balance is in mature second growth
conifers. The expansive shoreline is low bank and
tucked behind a few small islands, which enhances
this beautiful setting as well as provides superb
protection for deep-water moorage.
|
The developed upland portion includes an extensive
amount of infrastructure and substantial landscaping.

|

This includes a pond, pasture and garden areas, an
oceanside loading ramp adequate for launching and
hauling boats or off-loading material, a network of
groomed paths with underground lighting, a fire fighting
system, fuel systems, and a drilled well.
|
| Building
improvements include the main residence, which is an
attractive, nicely appointed oceanside cottage that
has been finished to the highest standards. There are
three bedrooms and an expansive living room across the
entire front of the main floor, which accommodates the
kitchen, dining and living area. |
|
|
|
Additional
improvements include a rock fireplace, wood cabinetry
throughout the kitchen. This living area opens on to
an expansive deck with hot tub in a gazebo overlooking
this beautiful setting. Just steps away is a separate
oceanside studio/workshop. |
|
|
|
| The caretaker/guest
accommodation is located in the pasture. This original
homestead building was constructed in the early 1900's.
The entire structure has been completely refurbished
and complemented with some modern upgrades - a very
functional and comfortable cottage. |
|
|
|
|
|
|
The main
shop is a substantial size Quonset-style building with
full concrete floor. This building has power and is
fully set up to be a functional shop as well as to provide
more than adequate storage for boats, recreational vehicles
and maintenance equipment. |
Other upland improvements include a variety of smaller
outbuildings; workshops, additional one-room accommodation,
greenhouse, well house and generator shed.

|
|
|
|
Foreshore
improvements: Substantial moorage facilities are in
place, from the standing pier, which leads from the
deck of the main residence down to an aluminum ramp
and extensive dock system. The dock system is secured
in place with pilings. At the end of the dock there
is adequate space for substantial vessels to securely
moor.
There is also a large boathouse with attached storage
shed as well as a floatplane lift to easily secure
a plane up out of the water. The dock system is supplied
with
water, power, internet, and satellite TV.
|
|
|
|
| The systems
in place throughout the property are extensive and extremely
functional. These include the primary 10kw Kubota Generator
with a back up 10kw Lister, two trace 110 volt and 220
volt inverters, a bank of 24 batteries, fuel containment
and fuelling systems for diesel, propane and gasoline,
complete water system with drilled well, storage and
filtration systems, oil spill system / fire systems
throughout the property plus satellite TV and internet
system. |
|
Included in the asking price is a substantial list of
equipment. This ranges from all of the necessary and
basic hand and power tools, effectively three fully
equipped shops, heavy duty equipment and recreational
equipment such as diesel wood-chipper and trailer, bobcat
and loader, mini Kubota with backhoe attachment, log
splitter, 1996 Ford Explorer, 28ft aluminum Catamaran-style
landing craft, in addition to a variety of other boats,
equipment and furnishings throughout the property. The
total approximate value of these chattels is $350,000.

Read Island
itself has a network of internal logging roads, which
provide access throughout most of the island and to
areas such as Surge Narrows, the Government Dock as
well as the community hall and elementary school. Rosen
Lake, in addition to 1550 acres of Provincial Park are
both located within 3 miles to the south. Although there
is no direct road access to or from this property the
road is within close proximity and this does help maintain
a greater degree of privacy. |
| Some of many
activities to enjoy include kayaking, diving, fishing,
prawning and other gathering activities - a range of
hiking opportunities and an abundance of marine and
other wildlife for everyone to enjoy.
A close community to Read Island is Quadra Island.
Quadra Island is the largest (approximately 34 km
long) and most populated (approximately 3,800 full-time
residents) of the Discovery Island group. It lies
between Campbell River on Vancouver Island and the
mainland coast of British Columbia, off Canada's west
coast.
|
|
|
|
All regular
services are available on Quadra and the full service
community of Campbell River on Vancouver Island is just
a 10-minute ferry ride away from Quathiaski Cove. From
Heriot Bay, ferry service operates to Whaletown on Cortes
Island. |
There are many beaches, sheltered coves, protected channels
and islets along the intricate shorelines of the Discovery
Islands and the rich waters fed by large tidal exchanges
nourish abundant marine life. The breathtaking wilderness
scenery, mild temperate climate, and natural beauty
make this region a popular destination for visitors
from around the world.
