The property is located in Homfray Channel north of Foster Point which is approximately 35 nautical miles north of Powell River, 28 miles east of Campbell River and 85 miles northwest of Vancouver. It is accessible by means of boat or float plane only. The property encompasses an area of 2.61 acres, is slightly irregular in shape with a shoreline estimated to be close to 650 feet. There is a stream close to the northern boundary, which is used as a source of drinking water. There is potential for power generation from this source as well. Title is a 60-year lease tenure from the provincial government. |

The majority of the challenging and most expensive work has been completed including underground wiring. Yet to be completed is primarily the finishing work to the guest accommodations and lodge structures as well as completion of some of the existing infrastructure. There is a complement of construction material on site. |

To date, work completed is as follows:
Engineering work, groundwork and site preparation to provide access and site locations for the buildings that has been constructed and is in varying stages of completion. Also finished is a substantial concrete lock block retaining wall along the oceanfront portion fronting the lodge and providing access to the moorage facilities. |

Moorage facilities currently include a heavy aluminum walkway down to a substantial 2 piece dock constructed of heavy duty Cedar decking. These two wooden docks are 680 and 240 sq.ft. respectively. Allowances have been incorporated to accommodate a second ramp and additional resort dock facilities. |

Fuel system. There are two double walled environmentally safe fuel holding tanks with a capacity to accommodate 2000 gallons of gas and 1000 gallons of diesel complete with metered pumps and nozzles, all surrounded by a natural rock wall and concrete block walls. There is also a large propane tank which is leased.
Septic system. The design is for separate systems – one is functional and currently services the staff accommodations at the back of the property, another is in place for one guest cabin and partial installation in place for Main Lodge. |

The buildings on the property consist of a main lodge, 3 guest cabins, a staff accommodation building, manager’s/staff lounge building, generator shed and storage building.
The style of construction is quite unique and certainly intended to last many life times. The main lodge, the adjacent storage and accommodation building as well as the 3 guest cabins are constructed with stacked 8 inch by 9 inch, stained and sealed, squared off; center cut Cedar logs for the entire exterior. |

All buildings have metal roofs and thermal windows. Inside is a mix of vaulted ceilings with timber frame construction and features as well as some conventional framing for interior partition walls.
The Main Lodge is a spectacular building which is the focal point of the development. |

This is a 5000 sq. ft., one and a half storey structure finished to lock up stage with roughed in plumbing and wiring. Some of the finishing completed includes nice wooden interior French doors and bathroom fixtures. As well the interior walls and the textured ceiling with pot lighting in the dining area have been finished. The main level is designed to house the kitchen, dining room and main gathering area. The upper level was slated for two “owners’ suites”. |

The interior of the lodge was intended to be finished with quality materials, including tongue and groove pine ceilings, natural wood flooring. The plan also included a large fireplace with rock surround in the main gathering area and a commercial kitchen.
There is a large 1,136 sq. ft. covered deck at the front of the lodge, perfectly situated to take advantage of the ocean and mountain views. |

Cabins: The 3 cabins range in size from 996 to 1009 sq. ft. including lofts. The layout is common to all the cabins and each is comprised of two bedrooms, a 3 piece bathroom and open living room. The cabins have 16’ vaulted ceilings, with 12” X 12” fir beams. The ceilings and interior walls in the one cabin that was completed 2 years ago are finished in tongue and groove pine. |

The flooring is mostly knotty pine with some carpeting in the bedrooms and heating is provided by an attractive propane stove. Each cabin has a covered deck overlooking the ocean. Cabins #2 and #3 are in place and to lock up with varying degrees of completion, some interior finishing is yet to be done. |

Staff Accommodations: Located at the back of the property, this is a 1,248 sq. ft. one storey building which has been designed for six individual guest/staff accommodations. There are five rooms, each with a bedroom/sitting area and separate 3 piece shower room. The utility room finishes off the building and encompasses the hot water tank, a water closet and sink. This building is 2” X 4” wood frame construction with thermal windows and is clad with cedar and a green metal roof. The interior is finished with tongue and groove pine walls and carpeting on the floors. |

Staff Lounge/Manager’s Suite: This is a 400 sq. ft building, adjacent to the Staff Accommodations, overlooking all the other buildings and the ocean and for the most part is finished. This is a one storey building that serves as additional accommodation. The layout comprises one large open area with kitchen cabinetry and appliances along the back wall. There is quality wood frame construction with stained wood exterior siding and a green metal roof. Inside is finished with tongue and groove pine, and mostly laminate and carpet flooring. This building is heated with wood stove and enjoys a covered deck overlooking the ocean. |

Generator Shed: This is a small 240 sq. ft. building 2” X 6” construction with metal roof, which houses the Stamford AC diesel generator with a 20 KVA base rate, responsible for the power generation of the entire development. There are two rooms in the shed; one houses the generator and the other is used as a workshop.
Permitted use for this property is recreational, adventure and eco tourism resort use. |
