Chinootka Lodge, Nootka Sound

This offer provides an excellent opportunity for anyone interested in operating a West Coast Lodge or accommodation facilities with moorage in the heart of one of BC’s best fishing and outdoor adventure regions. It could also be the perfect choice for a group purchase or a private corporate facility.

Chinootka Lodge is constructed on a 30.48 metre by 10.3 metre barge that is situated within a foreshore license of occupation in a protected picturesque location of Galiano Bay in Tlupana Inlet.

The lodge is a fairly substantial facility that includes 10 guest bedrooms that will accommodate 20 guests, plus staff accommodations. There is a full commercial kitchen and large dining room, complemented with all of the equipment, refrigeration and freezers.

There is a separate lounge area, as well as extensive outdoor patio decks and a significant dock system and breakwater. Other equipment includes a commercial ice machine, freezers, BBQ’s, full complement of living and bedroom furnishings, entertainment system plus all sundry items for a lodge operation.

Domestic water comes from Chinootka Creek and there is a water license for use of this source. Power is supplied by two 35kw generators that are situated in a separate generator building on its own float.

This offering includes the lodge facility with all equipment, all docks, breakwater and moorage equipment, assignment of the foreshore license of occupation as well as assignment of the conditional water license on Chinootka Creek.

There is road access approximately 7kms to the east, via Forest Service roads, to Cougar Creek in Tlupana Inlet; a beautiful location and campground frequented by locals and tourists from around the world. Cougar Creek also boasts a boat launch and marine facility.

Approximately 8.5kms from the resort, by boat, is road access via Moutcha Bay. Moutcha Bay Resort consists of a boat launch, dock service and moorage facilities, RV campsites and chalet accommodations, all in a pristine coastal location.

The town of Tahsis is located approximately 24kms by boat from Chinootka Lodge. Tahsis provides amenities such as a full service marina, boat launch, grocery and liquor store, accommodations and storage facilities for vehicles, boats and trailers. Nootka Sound provides great recreational opportunities throughout the inland waters of the inlet. Friendly Cove and the open west coast waters of Nootka Sound are only 15kms to the south. There is also convenient access to the west side of Nootka Sound and Esperanza through the protected waters of Tahsis Narrows and Esperanza Inlet.

Other amenities in the region include Critter Cove, a full facility marina and resort with fuel sales and restaurant located only a few miles to the east towards Tlupana Inlet. A Region and location known for its phenomenal sport fishing for salmon, halibut and bottom fish in addition to gathering other great seafood, phenomenal outdoor adventure and for experiencing West Coast wildlife at its best.

These regions of the West Coast of Vancouver Island are known for their rugged and remote landscapes, dramatic outer reefs, long expanses of pristine beaches and a wide variety of indigenous wildlife. Marine wildlife in this area includes killer whales (Orca), gray whales, seals, porpoises and sea otters as well as an abundance of black bear, cougar, deer and other land dwelling species.

The stunning scenery, attracting anglers, kayakers, divers, campers and outdoor adventure enthusiasts to the wilderness area, enhances this isolation.

The fishing, kayaking and other recreational adventure in these regions are outstanding. Sheltered bays and protected coves in and amongst the islets provide for hours of exploration and relaxed quiet tranquility as your kayak glides effortlessly through the stilled waters.

The waters themselves offer an abundance of large Chinook Salmon as well as some of the smaller salmon species and an impressive variety of bottom and deep-sea fish from Halibut, Red Snapper and Ling Cod to Black Sea Bass, Skate, Prawns and salt-water varieties of crab.

Access to these remote locations is by floatplane or by boat from the towns of Tahsis and Zeballos, which offer some local services and amenities, or from the remote adventure camps scattered throughout the region. The small community of Tahsis is located 2 ½ hours drive west of Campbell River on Vancouver Island and is approximately 20 miles by boat from these pristine properties. These areas are abundant with the beautiful and unequalled scenery of the wilderness beauty that this region is world renowned for.

The MV Uchuck III provides year-round freight and passenger service for west coast communities in Nootka Sound, Friendly Cove, Tahsis and Kyuquot including Esperanza Inlet and the Nuchatlitz Inlet region. The route travels through Nootka Sound, up Tahsis Inlet and out from the Esperanza Inlet, rich in native culture and history, to the ocean.
