Cortes Island, 518 Whaletown Road

Cortes Island, 518 Whaletown Road

A peaceful island retreat, this 29.15 acre property is situated on Whaletown Rd just a short walk from Gorge Harbour and both the Gorge Harbour Marina facilities and the Government Dock. It is a 5 minute drive to the ferry in Whaletown, which provides service to Quadra Island where there is ferry service to Campbell River.

Substantial acreages rarely come available on the island, making this a great opportunity. This beautiful property would be a good choice for both full-time residential use or as a vacation retreat.

The property fronts on Whaletown Rd with southern exposure and backs on Jocelyn Rd. An inconspicuous driveway on Whaletown Rd leads to the residence.

From forest groves to rock outcrops and ravines, the acreage has a diverse topography. There is a beautiful, mature forest, which includes majestic fir and cedar, throughout the property. Much of the property has been left in its natural state aside from a couple of acres around the homesite which have been cleared and manicured to lawns. There are apple trees on the lawns from the original homestead. Walking trails meander through the forest and a disc golf course has been set up on the property.

The residence is a log cabin originally constructed in the 1980s. This home offers 732sqft on the main floor plus an additional 329sqft loft. Currently the loft is used as a master bedroom. There is a full-width deck along the front of the home which gets southern exposure. The home has been extensively and very tastefully updated, including a modern kitchen with granite counter tops and all new appliances and a nicely appointed bathroom. There is an open concept living space as is typical with these types of homes, with a new free-standing Pacific Energy Super Classic wood stove as the centre piece. The home has been beautifully and immaculately maintained.

A new metal roof was installed on the home in 2010.

A custom shop/garage with a generously-sized 21x24ft carport to accommodate multiple vehicles was completed in 2014 near the cabin. The shop is 25x14.5ft and incorporates a 9x14.5ft porch. Also in 2014 200 amp service to the residence and the shop was brought in underground from the BC Hydro power poles on Whaletown Rd.

The work on the property has been done by local professional trades and is of good quality.

There is a drilled well that produces a respectable and adequate 5 gallons/minute. The septic system is approved with a letter of certification.

The R1 zoning permits up to three dwellings and one secondary suite or cottage, providing room to expand on this property if desired, or required, for family and friends.

Cortes Island has a population of around 1000 people. A relaxed rural lifestyle is evident throughout. Amenities and services include general stores, fuel services, seasonal restaurants, a public school (K-9) and a medical clinic. The island provides sandy beaches, gorgeous lakes and miles of shoreline to explore.

The Discovery Islands are considered a major gateway to the very popular Desolation Sound region. For the outdoor enthusiast it is one of the best jumping off points for a variety of outdoor activities including fishing, prawning, kayaking and hiking.

Access to Cortes Island is a 45-minute trip via regularly scheduled ferry service from Heriot Bay on Quadra Island. QuadraIsland is a short 10-minute ferry ride from Campbell River.  During the summer months there is also regular float plane service from Vancouver and Seattle directly into Cortes Bay.
