Quadra Island, 1630/1632 Hyacinthe Bay Road

Quadra Island, 1630/1632 Hyacinthe Bay Road

It is rare to find a property with the impressive variety of features that this 5.49 acre oceanfront property offers, especially one that has been with the same family for over 50 years. The property is on the eastern shore of Quadra Island on Hyacinthe Bay Rd, in an area considered by many to be a preferred and sought-after location of Quadra Island.

This property offers a beautiful, diverse, user-friendly topography and approx. 517ft of shoreline. The beach is one of the most picturesque, user-friendly pebble beaches on the island with walk-on access. It incorporates approx. ¾ of the shoreline, flanked on either side by grass and moss-covered granite dome-shaped outcrops.

Property features include meadows, rock outcrops with panoramic views, expansive oceanfront, a spring-fed stream, forested areas and garden areas.

The vegetation throughout the property is lush and varied. There is a large complement of mature landscaping which includes ornamental shrubs and massive rhododendrons. The forest includes large mature fir and cedar as well as deciduous trees such as maples, alders and beautiful copper beeches. From the old homestead there are orchard fruit trees such as pear, apple, plum, cherry and walnut, and an established vegetable garden area. Scattered across the property is an array of wildflowers.

Given the diverse selection of plants and vegetation, this property has the potential to be a magnificent garden estate. Everything is well established and for those who appreciate and enjoy beautiful landscapes and gardening this property is already amazing and could be revived into something very special.

There are easy walking trails throughout the property and down to the ocean. A spring-fed stream flows down through the property to the ocean and includes a large pond area.

The orientation is east and the property enjoys good sun exposure.

There are several places on the property to enjoy the incomparable views, which overlook Heriot Bay and take in the activity of the boats and marinas as well as the Cortes-Quadra ferry. Heriot Island is in the foreground slightly to the north of the property and beyond Heriot Bay is Rebecca Spit and the entrance to Drew Harbour. The views stretch past the Breton Islands across Sutil Channel to Cortes with the mainland coastal mountains as the backdrop.

There are a number of buildings on the property. The charismatic main residence is the old homestead house which has evolved over the years. It has primary living space on the main floor with second floor dormer-style bedrooms. A workshop with a loft and attached covered storage is a few steps away from the main house.

Further to the west is a woodshed with a studio accommodation on the oceanside. To the east of the main residence, through the meadow and across the small creek, is a one room cabin nestled in a private setting with a detached deck under a couple of large fir trees. Along the oceanfront is a cute little cabin sitting right on the ocean’s edge with direct walk-on access to the pebble beach. To the northeast end of the oceanfront is another structure referred to as the boat house, which could serve a number of purposes, for example storing water sports equipment.

It needs to be noted that the structures on the property are older and could use some repair and maintenance, however the house and the beach cabin hold some historical significance on the island. The buildings are not on concrete foundations. This has been taken into consideration with respect to the offering and minimal value has been attributed to these structures. This property is ideal for renovating or developing into a family legacy property.

There is hydro-electric service to the property and both landline phone and internet service are available. Domestic water is from a licensed spring with additional storage containment located on a property above the road, for which there is a registered easement providing for access and the ability to install and service necessary equipment.

The property is conveniently located in close proximity to the services available in Heriot Bay, which include a government dock, the Heriot Bay Inn hotel/restaurant and pub, a grocery store, liquor store and post office.
