A rare opportunity to acquire a significant 106 acre oceanfront property.

This property is on the northwest shoreline of Quatsino Sound, 8.3 nautical miles from Cliffe Point at the entrance to Quatsino Sound. It is approximately 10 nautical miles from Coal Harbour or 12 nautical miles from Port Alice in Neroutsos Inlet, which are the two primary access points into the network of inlets that make up Quatsino Sound.

This offering totals 106 acres in two separate titles. The waterfront portion is approximately 28 acres with 1300+ feet of low bank, easy access, south facing ocean frontage. This portion is beautifully forested with old growth along the shoreline and two substantial stands within the property.

Bish Creek bisects the property in two locations, from the top NE corner down and across to the SW corner where it exits into the ocean. It could be a potential source of domestic water as well as possibly for power generation throughout certain times of the year.

The waterfront and shoreline is easy access and at low tide exposes a substantial alluvial fan created by Bish Creek, which can dry out for +/- 150ft. The southwest portion of the oceanfront provides the deepest water close to shore and likely the best location for anchorage or moorage.

The balance of the property, approx. 78 acres, was logged approximately 10 years ago and subsequently replanted. It is now in a state of healthy regeneration with a forest that stands on average 4-5 metres in height and is growing vigorously. The upper portion also has an area of standing older forest and is forested along the edges of Bish Creek to maintain the integrity of the watercourse.

The elevation from the shoreline to the height of land rises to approximately 160 metres above sea level. Across the top NW corner the property is also bisected by a forest service road, providing access from Highway 19 through Holberg and then across the forest service road network towards Koprino and Winter Harbour.

An older wooden bridge crosses Bish Creek on the property, the integrity of which should be evaluated. This bridge could provide the possibility to improve this to gain access from the forest service road down to the ocean.

This is one of the very few privately owned titles for a substantial acreage throughout the Quatsino Sound region.

The location is tucked in behind a point to the south west, providing some protection from seasonal southerly inflow winds during the summer months.

The property is zoned A-1 Rural under the Regional District of Mount Waddington Zoning Bylaw. This permits subdivision into acreages with a minimum size of 4 hectares or 9.88 acres. Single family or two family dwellings are permitted for each of the two titles, as well as agricultural uses or recreational uses and structures.
