This 2.4 acre oceanfront property is located approximately 2.2 nautical miles up Hoskyn Channel from the southwest tip of Read Island, just inside the King Islands group. This well protected location is boat access only, with quick easy access to Heriot Bay on Quadra Island and approx. 40 minutes by boat from Campbell River.

The oceanfront portion of the acreage is a somewhat dome-shaped peninsula slightly up from the water with mixed to easy access to the water in various locations. The entire frontage measures approximately 840ft and includes a nice little bay tucked in behind the peninsula where the cabin sits. There is a road that splits the property which provides easy access from the shared moorage just a few hundred feet away. The upper portion has steep and diverse terrain and is about 1/3 of the overall acreage. The views from this location are beautiful and diverse, spanning from southeast to west, overlooking Hoskyn Channel towards Quadra Island and south towards Heriot Bay and Sutil Channel with the picturesque King Islands in the forefront. This location also enjoys great sun exposure and sunsets year round.  

The cabin is nicely nestled in the trees. It was built about 12 years ago and is in great condition. The cabin provides 768sqft on the main floor which incorporates two bedrooms and a washroom with shower and basin along the back and a kitchen, eating and living area across the front which opens out to a full-width, covered oceanside patio deck. There is a free-standing wood stove in the living area.

The upper level loft provides approx. 200 additional square feet of living area. This includes another bedroom plus a small open loft overlooking the living area and with lovely views from the floor to ceiling windows.

The interior of the cabin is finished with laminate flooring, birch plywood walls and tongue and groove pine ceiling.

The cabin seems to be well-situated and built, situated on concrete pads and posts. It has a metal roof and metal siding on all but the wall on the front deck, which is finished in cedar. This provides for low maintenance and better longevity.

There are two other structures on the property near the cabin. One is a storage shed with an attached covered open-sided shelter for parking vehicles or outside storage. A smaller building is the outhouse with a composting toilet.

The infrastructure is modest yet efficient. Rainwater collection from the roof is utilized and stored in a large 1000 litre polyethylene cistern. Electricity is produced by a few 300 watt solar panels with a bank of 4 batteries and a small 2000 watt inverter, supplemented with a Honda 2000 watt generator. Propane is used for the cooking stove and an on-demand hot water system. There is a cell phone booster to improve reception.

The common dock is 80ft galvanized steel with an aluminum ramp up to a significant landing with a small storage shelter. An area has been cleared and leveled to provide vehicle access for parking, loading and offloading.

The King Islands Bay development was created approximately 15 years ago. It includes a total of 11 strata lots varying in size, 7 of which are located along the oceanfront and 4 are inland. The common property includes a road network that meanders through the development and connects to the public roads that take you throughout most areas of Read Island, including to the trail to Rosen Lake which is only about 1 mile from the property.

Read Island has a public dock facility in Surge Narrows. There is a network of internal roads, which provide access throughout most of the island and to areas such as the Government Dock as well as the community hall, post office and elementary school. The main roads are maintained by the government (not forest service roads).
