Sonora Island - Lot 30 Owen Bay
Sonora Island - Lot 30 Owen Bay
Appealing 1.26 acre property in Owen Bay, which is located on the south side of Sonora Island on Okisolo Channel, just above Hole in the Wall. Owen Bay has a long history; approximately 100 years ago it was a thriving coastal community and at times was home to a school, church and general store. It has evolved into a quiet, coastal vacation and recreation community with a small complement of full-time residents. There are government dock facilities located in Owen Bay.
There is good access to the ocean from this property in two locations. A short 4-5 minute walk down and around the local road to the south takes you to the shores of Diamond Bay and beach access for loading/off-loading. The road also leads to the west where a 10-12 minute walk takes you to the Government Dock facilities in Owen Bay. Owen Bay provides excellent protection for both mooring and anchoring your boat and the roadway leading from the Government Dock to this property and throughout the area is more than adequate for vehicles if one chooses.
The property is beautifully forested with substantial fir and cedar trees situated throughout a diverse yet very user-friendly topography. The cabin is on the highest section furthest from the road, from there the property slopes down to the roadway.
The older cabin on site is a 12ft x 16ft structure with an ‘A’ frame style roof that accommodates a sleeping loft as well as provides a large vaulted ceiling to make this quaint space feel bright and roomy. A wood stove in the cabin features a different height top that allows for cooking. The exterior is classic cedar board and baton siding with a metal roof. There is an extensive, partially covered cedar deck, an outhouse and an outdoor shower room. Lighting in the cabin is provided through a solar panel and battery system. There is currently no water to the cabin.
The cabin is being sold with all furnishings and sundry items, making it perfect for an island retreat. Lower on the property and closer to the road is a potential building area for a new residence, in close proximity to the dug well. Zoning allows one residence and a cabin up to 861sqft. Stay in the cabin while building your dream island getaway!
The dug well is about 4ft wide and 8ft deep and is fed by a freshwater spring. The seller indicates the well never appears to run out of water, even in a hot, dry summer. The well is on the lower part of the property.
There is no cell service in Owen Bay, however StarLink wifi service would be available from the neighbour for a monthly fee.
Campbell River is approximately 45 minutes away by boat and provides an excellent centre for supplies and services. During the summer months there is regularly scheduled water taxi service from Campbell River to Owen Bay and Busby Island. There is also regularly scheduled barge service to Owen Bay to bring propane and fuel as well as any arranged deliveries (groceries, building supplies, etc).
Other areas such as Browns Bay on Vancouver Island or Heriot Bay on Quadra Island provide even quicker access through primarily protected waters.
