Haggard’s Cove is a water access coastal vacation community located at the entrance to Alberni Inlet on west coast Vancouver Island. The community is comprised of 61 residential lots and is a strata title development with common facilities which include water and sewer service, a substantial marina in this very well protected location and an internal road network.  

This is an ideal location for outdoor and ocean-loving enthusiasts. Known as a fishing mecca, there are also abundant opportunities to gather prawns and crabs. Wildlife viewers and kayakers are drawn to the region to enjoy the pristine waters, beautiful waters and sandy beaches including in the renowned Broken Group of islands.

Strata lot 11 is in very close proximity to the waterfront and marina facilities.

The home was originally constructed in approx. 1999 and designed to accommodate two families sharing or larger groups. The floor plan includes two living areas on each side, each with two bedrooms and full bathrooms on the upper level. On the main level one side has a living room with a separate dining area while the other side has one large space combined living and eating area. Each living area has a propane-fired free-standing fireplace. At the centre of the home on the main level is a galley-style kitchen with a fridge, stove and dishwasher, and an additional room with a two-piece bathroom that would be suitable for a variety of uses. The two living areas can easily be separated and closed off from the kitchen with pocket doors.

There is propane lighting throughout the home. The appliances are electric for the most part, with a propane stove. There is a stacking washer and dryer.

Metal roof was replaced about 10 years ago.

An oceanside deck that looks towards the cove and marina spans the width of the house, 40ft, and is 11ft deep, and half of the deck has been enclosed with a comfortable sunroom. There are 3.5ft wide wrap around walkways on either side.

Below the main living room are two storage areas measuring 10x12 and 9x14.

Behind the house is a generator shed which is fully insulated and there are two Honda 3000 quiet-run generators. Two propane storage tanks, approx. 500 gallons, are also located behind the home.

The established landscaping features many attractive shrubs and trees. It has become a bit overgrown and would benefit from some maintenance and cleanup.

There is a community water system and a community sewer system in Haggard’s Cove. Strata fees are $1300 per year and this site owns one spot in the marina.

The community has scheduled propane deliveries and Barkley Sound Marine Transport provides delivery of goods on a scheduled service, at reasonable rates.

This would be a great opportunity for a large family, group or two families.

This is a great, convenient home base for fishermen and outdoor enthusiasts of all types, situated at the entrance of Alberni Inlet and at the doorstep of world renowned Barkley Sound. The community and services located in Bamfield are only 11 miles away to the west and the full service community of Port Alberni, located at the head of the inlet, is 25 miles from the property. In the summer there is daily boat service from Port Alberni, and in the winter regularly scheduled service is available 3x a week. A 10 minute drive south of Port Alberni is China Creek, another full service marina with a boat launch. Another option is Poets Nook, located about 60km from Port Alberni along the road to Bamfield. This campground facility provides moorage, boat launch, fuel and sundry items and is a 12 minute boat ride to Haggard Cove.

Barkley Sound provides some of the most amazing wilderness adventures and fishing experiences. The Broken Islands are on your doorstep and provide a true west coast experience in sheltered waters. They consist of over 100 islands, islets and rocky outcrops scattered in the centre of Barkley Sound, and are internationally known for awesome kayaking and wilderness camping. This region is also known for its great fishing, diving, whale watching and natural beauty.
